You have your first rental property now you eagerly get ready to find someone to occupy your property so you can start making money. You may get discouraged initially but just remember that the first time is always the hardest. The best thing you can do when getting tenants is to meet them and get to know them. You have to meet them and see if they are going to be a right fit for your property.
When meeting your potential tenants, it is best to let them know up front what you expect of them and in turn you find out what kind of concerns they have before jumping in. These conversations should provide you with an idea of what kind of people they are. You should look at several things. You should look at how they dress, is their car clean? One investor told me a long time ago that you can tell what kind of tenant a person will be based upon how they take care of their car. If they have trash in their car or it is really dirty, then odds are they would treat your property the same way. This would lead to lots of money having to be spent in repairs once they leave the property.
During these meetings you want to tell them when they should pay you. Most property managers or investors require payment on the first of every month. Some usually give a 5 to 7 day window for the payment to be made.
