As your real estate investment business grows you may find it more difficult to keep track of all your properties and the tenants that reside in them. You may also find it difficult to weed out the potentially troublesome tenants and find the good ones. It would be wise to hire professionals to help you get the job done. You may lose a little cash flow but it should save you a lot of money in the long run.
There are many real estate investors that have property management teams and private investigators to help them get good tenants and to keep the bad ones help. Most experienced investors see this as a tremendous help and worth the cost due to the lessened stress in their lives. All you would then have to do as the investor is make sure the cash flow stays positive and if you want, search for more investment properties.
Experienced investigators and property managers would have information that you wouldn’t necessarily have. A private investigator may be working for another real estate investor and may have run across a familiar rental application that you have received, they can use this information to quickly let you know if it would be wise to have this person as a tenant.
Some beginning real estate investors may see hiring a property management team or investigator as an expense they don’t need. Perhaps thinking they will wait and hire a team when they have multiple properties to manage.
Other investors hire these people from the beginning, preferring to take the passive approach. Both work well, it just depends on the investors’ personal preferences.
