Being Flexible With Your Tenants

You can’t tell how good a tenant will be just by their applications and background checks. People’s lives change and if one of those people happen to be one of your tenants, one that you like, you may have to make some adjustments to keep them in your property.

This could happen to someone changing jobs, or going back to school. What if one of your tenants was injured on the job and would be out of work for a month? If you are a beginning real estate investor, this may not be a big deal to you, yet. In time, as you buy more investment property, this will probably happen and you will have to make some tough decisions.

If it is truly a good tenant that you are dealing with, it may be worthwhile to work something out with them to keep them in the property.

If it is a tenant that you are not sure of then you may went to get them out before they start missing too many rent payments or having people you don’t know move in with them to help pay the rent. This is usually when the problem starts, a tenant has a friend move in with them, this friend could be trouble, which would breed more trouble, then you have a bad situation on your hands.
